T&Cs
Rental credits will be applied to the resident’s rent account and deducted from their final rent instalment. Residents must check in, occupy the room and not be in rent arrears at the time the credit is applied. Students who cancel, terminate or are released from their tenancy will forfeit the promotional credit. Only one promotional offer may be applied per booking. Booking & Cancellations
How do I secure my room?
Booking is easy:
- Choose your preferred room.
- Complete your online application.
- Sign your tenancy agreement.
- Complete any outstanding payments.
- Book your move in appointment.
Once everything is complete, your room is secured.
Can I book with friends?
Yes. If you’d like to live with friends, let us know when you book and we’ll do our best to place you together, subject to availability.
I haven’t received my university place yet. Can I still book?
Yes. We understand plans can change. Our booking policies include protections for students whose university place or visa circumstances change. Please refer to our Booking and Cancellation Policy for full details.
What is No Place, No Pay?
If you do not receive a place at your chosen university, you may be eligible to cancel your booking by providing the required evidence within the timescales set out in our Booking & Cancellation Policy.
Moving In
What should I bring?
Your room is fully furnished, so you’ll only need your personal belongings, bedding, towels, kitchen equipment and study essentials.
Can family and friends help me move in?
Absolutely. Friends and family are welcome to help you settle into your new home during your allocated check in appointment.
Safety & Wellbeing
Is the building secure?
Yes. Resident safety is extremely important to us. The building benefits from secure access systems, CCTV throughout communal areas and an experienced on-site team.
How do I report maintenance?
Maintenance requests can be submitted through the SPACE Resident Portal. Our maintenance team will respond as quickly as possible to resolve any issues.
What wellbeing support is available?
Moving away from home can be a big step. Our team is always available to offer support, advice and guidance, and can signpost you to university wellbeing services whenever needed.
Guests
Can I have overnight guests?
Yes. You’re welcome to have occasional overnight guests. Residents remain responsible for their visitors and guests must comply with the building’s House Rules.
Leaving SPACE
Can I stay for another year?
Yes. Existing residents are given priority to rebook and often receive access to exclusive resident offers before rooms are released to the wider market.
What happens when my tenancy ends?
Before checkout, we’ll send you everything you need to know, including key return instructions, room preparation guidance and departure times, making your move out as simple as your move in.
